Delivering work at that level demands more than good intentions. It requires time, rigorous attention, and the depth of process that our studio has built its reputation on. Every project we take on receives that commitment in full, which means we're selective about the work we accept, and honest about the conditions that allow us to do it well.
For full architecture and interior design projects, we work with a minimum budget of $800,000 + GST. Most projects of this nature range from $800,000 to $8 million + GST, depending on scale, complexity, and the level of finish involved. For more focused scopes, including interior design led engagements, budgets typically begin from $500,000 + GST.
These thresholds aren't arbitrary. There is a minimum scale at which a project can truly honour these ambitions, one that affords us the time, attention, and resources to deliver the standard of work our studio is known for.

No project follows exactly the same path, but a realistic timeframe would be 6 to 12 months to work through design, any required planning permits, and documentation, then a further 12 to 18 months to bring it to life on site.
Money matters and we think talking about it should feel like the most natural part of the conversation.
At Chadwick Architects, we've made a deliberate choice to build financial transparency into the foundation of everything we do. Budget isn't a box we tick at the beginning and forget about. It's a living thread woven through every meeting, every decision, and every recommendation we make. Whenever a choice carries financial implications, big or small, we'll make sure you know about it before moving forward.
We've spent years accumulating knowledge across construction costs, materials, contractor relationships, and the real world economics of building. That knowledge belongs to you. A well informed client makes better decisions, and better decisions lead to better outcomes for everyone. We'll walk alongside you through each option, asking the hard questions together: Does this add real value? Does it serve the design? Does it earn its place in the budget?
In the early phases of your project, we'll work with you to establish a budget that's grounded in reality, not wishful thinking. From that point forward, working within it becomes a discipline we practice together, not a constraint we hand off to you.

If budget sits at the top of your list, we'll take that seriously. We won't show you floor plans for a home larger than your budget can support, or present finishes and fixtures that would quietly push you beyond your means. We'll curate every recommendation with your financial boundaries in mind, so you're never in the uncomfortable position of falling in love with something that was never really on the table.

Most people embarking on a design project don't yet know what they want to spend and that's completely natural. Architecture is a discovery process and understanding what's possible often comes before understanding what it costs. We've structured our fees to reflect this reality.
Every project with Chadwick Architects starts with a Concept Plan Design stage, charged as a transparent lump sum fee. This initial phase is where ideas take form, where we listen deeply, sketch possibilities, and begin to understand the true scope of your vision.
This stage is designed to give you clarity: clarity on how the project might unfold, clarity on budget, and clarity on whether we're the right fit for each other. There's no obligation to continue beyond it. But if you do, the full lump sum fee is credited back against your total so nothing is lost, only gained.
By the end of Concept Plan Design, we'll have established a realistic project budget together, which then becomes the foundation for everything that follows.
For full architectural design, documentation, and delivery, we work on a percentage fee based on the agreed project budget, adjusted to the final build cost once construction is complete. This model exists for good reason.
Fixed fees can incentivise shortcuts and can benefit the architect, not the client. Percentage based fees align our interests entirely with yours: the more carefully and ambitiously we design, the more value we deliver. Over our years of practice, we've found that construction cost is the most reliuable measure of the complexity, time, and craft a project demands. It's the clearest way to ensure our fees always reflect the actual work involved. Full disclosure: early in our practice, we tested charging fixed fees too — we know better now.
Once a building contract is signed and construction begins, we move into contract administration, supporting both you and the building team throughout the process. This stage is charged on a monthly retainer, keeping our involvement consistent and responsive as the project comes to life.
Your total architectural fee is broken into stages that mirror the journey of the project. We invoice monthly, based on the progress of whichever stage is underway. When the final build cost is confirmed, fees are reconciled accordingly, so what you pay always reflects what was actually built.
